Wireless Broadband or Mobile Broadband ?

We are living in the era where dialup is viewed as taboo even though not too long ago it used to be the only means of connecting to the Internet. Modern KL-nites especially the younger generation are infatuated by the term “WIRELESS” or “MOBILE”; simply because it means the freedom to work or play at anytime, anywhere.

Many of us may already know the difference between Broadband, Wireless Broadband and Mobile Broadband. But because of frustration using existing service and also the compelling advertisement from famous brand name, a lot of us will change their service provider. And we may later exclaim disappointment because the service experience will be a mismatch to our expectation.

Broadband

The modem at home/office still requires to be connected using a telephone line

Wireless Broadband

User connect to internet through a nearby tower and therefore can freely move about within the coverage area.

Mobile Broadband

The tongle that plugs into your laptop basically has the same access like your mobile phone to the mobile operators network coverage, therefore as long as there is sufficient bandwidth, you will be able to access to internet

The biggest misconception about wireless broadband* is that we can connect from anywhere. That simply isn't the case. Technically, Wireless Internet service providers (or WISPs, for short) will have to operate a series of cell sites that transmit their Internet signals in a fashion similar to how mobile phone cell site operate. This is a costly endeavor that takes time to establish. It also means that once you are out of the cell site coverage area, you will not be able to connect.

In Malaysia, or at least in Selangor, the setup of signal sites is contracted to State Back Companies. Coupled with the slow revenue turnover (or is it loss?), it is not hard to imagine the multitude of delay for WISPs to roll out their sites; which directly impact their subscriptions take up rate. It is indeed, unfortunately, like the chicken-and-egg scenario.

If you need Internet access while moving about, then you should go for Mobile Broadband.

Mobile broadband is the term used to describe various types of “high speed" internet access through a portable modem and/or mobile phone. Various network standards may be used, such as EDGE, GPRS 3G, UMTS/HSPA and etc. All of these “high speed” access piggyback on a mobile network infrastructure (EDGE, HSPA etc actually share spectrum with mobile voice calls). While it allows you to access to internet anywhere where there is mobile coverage with 2.5G signal or above, the data (internet) user will have to compete with voice user for the limited bandwidth. Usually the voice user will have priority over data user.

However, it is the same group of voice user who is subsidizing for the growing bandwidth capacity and enhanced infrastructure that mobile operators are offering to data user. Until recently, most mobile operators that offer Unlimited Mobile Broadband are still struggling to recover the cost of expanding bandwidth.

So, before we decide to subscribe to internet access package, we ought to be clear about our requirement; i.e. extend of mobility required by you when accessing internet and more importantly check with the provider the exact location of the nearest signal site. If you are subscribing to mobile broadband, check that the nearest base station that you frequently logon to supports high speed internet access, e.g. 3G and HSPA. When a signal site serves too many users, the user experience is different for Wireless Broadband and Mobile Broadband.

*Note:

Some mobile operators do advertise their Mobile Broadband service as Wireless Broadband.

JMC office update

According to the Chairman of JMC Sinaran Ukay Residents Mr Krishnan, a part time office staff has been appointed since the 8th of March to facilitate the needs of the residents. Others are there as temporary caretaker with no pay.

The office will be opened 3 times a week until the end of March where a full time office staff, building supervisor, handyman and cleaning contractors be officially appointed.

In the meantime, the services of the current cleaners are utilised temporarily to upkeep the condominium.

Pokok Lalang merupakan sejenis tumbuhan yang terdapat di hutan Malaysia. Pokok ini juga terdapat di negara-negara tropika dan kawasan serdahana lain termasuk ASEAN. Nama botani pokok Keladan adalah Imperata cylindrica.

Lalang merupakan sejenis tumbuhan yang dianggap rumpai. Lalang mudah membiak melalui benih yang ditiup angin, melalui keratan rozobium atau akarnya.

Bagaimanapun lalang mempunyai kepentingan tertentu. Lalang merupakan sejenis pokok perintis yang akan mengkoloni tanah yang diterangkan dari pokok lain dengan pantas. Ini membantu kerana hakisan tanah akan terhalang. Tanah dan galian yang terdedah akibat kehilangan tumbuhan penutup bumi yang asal dapat dikekalkan oleh lalang yang menghalang hujan lebat menghanyutkan ia ketempat lain.

Dengan itu lalang dapat membantu mengurangkan hakisan tanah dan pada masa yang sama lalang membantu mengekalkan kesuburan tanah.

Mungkin sebab itu lah lalang-lalang di Sinaran Ukay tak di potong.

The condition of the swimming pool took a turn for the worst after it was being drained and refilled ever since it was 'repaired' a couple of weeks ago. Green algae, murky water and croaking toads made it almost impossible for anyone to go for a swim unless he is closely related to the species called 'buaya'.

Out of the three filtering pumps, one was at least working before the repair and unfortunately none is working now. Even the underwater lights were not fixed for whatever the reason.

In conclusion, what was claimed to be a rectification exercise became a controversial one.

However, amidst all these hardships and inconveniences, there is still a flicker of hope among some good level headed residents of our beloved Sinaran Ukay.

Here is the story from one resident ....

Last Saturday at their normal get-together-breakfast a few residents felt sorry at the state of the pool and the need to do something about it.

They conducted a simple investigation to identify the problem (many has enough knowledge into maintenance and M & E works) and discovered there is no power to the pump.

Understanding a long holiday is in prospect this few residents decided to pass the hat around to purchase certain type of wires to enable for a rewiring for the pool to be in running state for the moment/holidays.

Yesterday, Wednesday 10/2/2010 with the help of Mansor, Yazid, Azahar, Jamal and a couple other residents got at least 1 pump started and running.

All was done at NO CHARGE to JMB, perhaps a couple of invitation to our periodical BBQ later *.

Good neighboring and truly concern resident will stop at nothing to ensure living quality of Sinaran Ukay Condo.

Dear Committee Members and Residents

What the residents are asking is a very simple thing to fulfill yet it seems so difficult.

First lets set a date within this week by thursday night to discuss the current issue without any kind of resentment and open mind. Since all us are true believers of GOD ..why we have to behave like enemies to one another. Lets find some good solution to reconcile and management the building accordingly.

The main issue is not the committee members. Just the total residents are not able to accept the manner and conduct of our friend Raymond and his wife. So what is the big deal to sustain them in their position. Being a voluntary why there were suggestion pay a salary to chang lin san. did we force her to sit at office by any means. or did we force raymond to take control anything. Do you realise that security guys and few contractors are not too happy with the current way of managing same goes to the residents.

Have we appointed any person in proper manner since the new committee took over. Even any person being appointed as office bearer shall require their full details like full name and NRIC to be stated clearly and their duties and responsibilities fixed. None is done yet some claims to be office bearers on the their own accord. Worst trying to exude full power as if they are beyond any control and regulations.

Being a JMB representative for the residents, what are your fighting for, other then making good Sinaran Ukay and maintain harmony. Why have to form rules which is not practical for Sinaran like limited hours for visitors. It applies to be considered if the parking is over congested. Forming a rule must be pragmatic not simply to show who is in control or merely to develop hatred.

Well there are many talks saying that previous management and committee did not do good. Well fine if that is the perception. But trying to claim handyman's salary which has not been official appointed through petty cash..is also unethical. As new committee and management with keen interest to reduce service charge too has not been addressed properly till today. WHY? I have previously suggested to allow discount of 20% on current charge as inducement for prompt payment and run the management with reduced budget. If it works for a year than, we can set it fised for the following years to come. Why hasty decision. Its easy for people to seeking reduction but for the management and the committee is the head ache as if we own the building and shall be answerable to residents all the time. So the best to go along with what majority wants amicably and guide people to follows rules from year to year as form of rehabilition.

I heard that COBARA advised the repair of swimming pool, but as far i spoken to CObara chairman- Sharul and Eriko the coordinator, no such advised was given to Sinaran Ukay. But i have repaired the tiles before due to soil sinking.. if you have reason to do so, you do and annouce before you carry out or seek suggestion as much possible to safe guard your self. Any good intention may go wrong if done improperly.

The over all goal that the new committee should hold on is to the make good and improve the situation by appointing third parties who could take order and show respect to all members as Buidling Manager, Clerk, Handyman and Electrician. Should show that you walk the talk without any conflict of interest and transparency to highest regards. I used invite members who are not committee or even if they tenants before and conduct residents meeting at least 2 -3 months once. But since the new committee, no residents meeting is held except the one i conduct without JMC present. What are your trying to prove and how long or how many more years you will be a committee member.

One of the suggestion for security control to add in, We could repair the barrier gate and activate the access card. This way we know residents with card will enter and those going out will have the security to open for them. This will reduce outsiders driving in freely. Parking chargers for extra cars could be carried out for extra cars if the matter adressed properly for minimal chargers for start and shall be explained through meetings not by email and simple circulars. The right approach is important. Many more things could be achieved amicably if brought to total discussion. Instead of few JMC members deciding as they feel right.

Personally, me and tuty has no intention to run the management and for me not desperate to be a chairman, even during the previous AGM i asked to leave out. You may ask to remove my signature or tender my resignation, is not a issue to me. Since many are speaking about GOD.. GOD will judge us accordingly.

Avoid all this silly bickering and get to reconcile with good faith and open heart. Appoint outsiders or person who could take charge as what people want to do and run according to proper guidelines.

Another Tree felling, but this time by Act of God.

TREE FELL BEHIND THE CLUBHOUSE - 050210

Heavy rain this afternoon between 1230 - 1530 hrs (about this hours) at our area which affected one of the tree (big branches) behind the Club House (mangement office) fell caused by strong wind I supposed as I didn't hear any thunder. The tree has damaged the fence and also the water pipe.

Please see the pictures I took about 1600 hrs after informing by Security Guard.

One of the Cleaner has moved and chopped off some smaller branches before I was informed.

I am afraid that I am not able to make a decision to request anyone to action as I might offend our dear Residents who loves trees more than their safety! And claim to have purchased the units here because of the two big trees that we have removed in view of the safety measure which majority are aware of.

ACTION

Since Puan Tuty and Mr Krishnan so eager to take over the Management Office without proper procedure by changing the pad lock on 02/02/10 almost midnight when you know that me and Nurul is away.

And there is nothing that we can do now for this accident that happen at our vasinity.

Therefore, Puan Tuty & Mr Krishnan, appreciate your immediate action to settle this incident.

Untuk makluman pihak Tuan, sejak kebelakangan ini kebanyakan penghuni di Sinaran Ukay Kondo berasa amat tidak selesa dengan cara dan tindak tanduk Badan Pengurusan di Kondo ini, yang diterajui oleh seorang saudara tertentu. Oleh yang demikian, kami ingin memanjangkan rintihan dan bantahan penghuni kondo kami kepada pihak Tuan untuk siasatan dan tindakan yang sewajarnya.

Antara isu yang menjadi rungutan penghuni adalah sapertimana berikut :

1. Pengurusan yang sudah tersasar dari tujuan asal iaitu menyediakan kemudahan, perlindungan dan memastikan keselesaan serta keharmonian penduduk.

2. Beberapa ahli jawatankuasa didapati dengan sengaja bersekongkol dengan individu yang tidak berkelayakan dalam Pengurusan Bangunan.

3. Pihak pengurusan dan kakitangan yang dilantik untuk menguruskan kondo ini telah dilantik dengan cara yang tidak mengikut peraturan yang sepatutnya.

4.Pengurusan langsung tidak mengambil kira pandangan penduduk apabila melaksanakan perkara-perkara isu bersama seperti landskap, penyelenggaraan, tempat letak kereta, sekuriti dan lain-lain.

5. Sebilangan ahli pengurusan menyalahguna kuasa untuk kepentingan peribadi.

6. Terdapat keraguan mengenai cara kutipan yuran maintenance dilakukan. Didapati wang tunai yang dibayar oleh penduduk ditukar dengan cek persendirian salah seorang ahli jawatankuasa tersebut sebelum di masukkan ke dalam bank JMB.

7. Keraguan-keraguan ini telah menyebabkan pengurusan juga gagal mengutip yuran bulanan sehingga ke tahap kritikal iaitu pada kadar kurang 20%.

8. Pengurusan dengan secara sedar telah membiarkan keadaan penduduk di kedudukan berhutang supaya apabila berlaku mesyuarat agung luar biasa, majoriti akan lupus hak untuk mengundi atau dicalon sebagai ahli jawatankuasa.

9. Pengurusan bersikap bongkak dengan meneruskan projek pemotongan pokok walaupun telah dibantah dengan keras oleh sebahagian penduduk. Perlantikan kontraktor terbabit juga disangsi ketelusannya.

10. Pengurusan telah gagal dan engkar menjalankan perbelanjaan berhemat seperti yang telah dipersetujui ketika mesyuarat agung. Pengurusan telah berbelanja untuk perkara yang kurang prioritinya pada waktu tunai di bank berada di tahap kritikal.

11. Pengurusan gagal melaksanakan perancangan awal untuk mengutip hutang tertunggak yang menjangkau nilai hampir RM2 juta.

12. Pengurusan tidak menguruskan pejabat secara professional, dan dilihat oleh penduduk seolah-olah menjalankan perniagaan keluarga. (contoh: tidak berpakaian formal, waktu pejabat dibuka dan ditutup tidak menentu.)

LANGKAH YANG INGIN DIAMBIL.

1. Memanggil Mesyuarat Agung Luar Biasa secepat mungkin untuk menilai semula jawatankuasa yang ada atau memungkinkan perlantikan baru dibuat.

2. Membuat rumusan mengenai kuasa atau hak jawatankuasa dan merangka prosidur supaya pengurusan operasi dan kewangan lebih telus.

3. Menghalang Ahli jawatankuasa dan pengurusan JMB sekarang daripada memasuki pejabat sehingga mesyuarat agung luar biasa dijalankan untuk membetulkan keadaan.

4. Memeriksa akaun bank, inbois bayaran, perlantikan kontraktor dan lain lain

Melalui petisyen ini penduduk memohon campurtangan C.O.B . untuk menguraikan kekusutan yang dihadapi oleh penduduk Sinaran Ukay Residence. Dengan tandatangan yang telah dikumpul seperti di lampiran sokongan penduduk, maka penduduk Sinaran Ukay telah bersuara.

Kami juga sertakan disini sebahagian daripada rungutan penduduk yang diutarakan didalam blog dan email.

Di minta kerjasama semua penduduk untuk hadir ke Cafeteria Sinaran UKay Condo pada hari Ahad 7hb Februari 2010 jam 10.30 pagi. Ini bertujuan untuk menandatangani surat petisyen yang akan dihantar kepada pihak C.O.B (Comissioner of Building).

Dengan keprihatinan dan kerjasama semua penduduk, pihak C.O.B akan menjalankan siasatan terhadap sebarang masalah yang terdapat di dalam Sinaran Ukay Kondominium untuk kebaikan penduduk semua.

SEKADAR PERHATIAN UNTUK SEMUA AHLI JMB/JMC

Assalamualaikum & salam sajehtera

Sebagai pembeli yang sentiasa membayar yuran penyelengaraan setiap bulan, ingin saya menarik perhatian ahli jawatankuasa penduduk (JMB) terhadap tindakan yang ingin di laksanakan di persekitaran kediaman Sinaran Ukay Condominium.

Berlaku sedikit kekecohan antara penduduk dengan ahli JMB kebelakangan ini, akibat rasa tidak puas hati penduduk terhadapan tindakan yang di lakukan oleh ahli JMB di persekitaran kediaman kita semua, ahli JMB harus ingat dan merenung sedikit siapa anda semuanya, sebahagian daripada diri anda di lantik oleh kami penduduk untuk menyelengara persekitaran kediaman kita untuk kebaikan penduduk, tugas sukarela anda amat di hargai tetapi cara tindakan anda amat di kesali oleh saya sendiri sebagai pembeli.

Harus di ingat, kita hanya memiliki satu atau dua unit di kediaman ini, segala landskap serta kemudahan yang tersedia ada adalah milik semua pembeli, tidak kah anda ahli JMB mempunyai sedikit perasaan malu untuk melakukan sesuatu tindakan dengan menafikan hak pembeli lain. Jika anda merasakan undang undang membenarkan anda melakukan tanpa memikirkan pembeli lain, tidakkah anda rasakan undang undang itu harus di ketepikan demi kebaikan semua, undang undang ciptaan manusia sentiasa di ubah ubah dari masa ke semasa untuk kebaikkan manusia segajat, bukan di gunakan untuk kepentingan segelintir manusia yang rakus.

Saya sendiri tidak menafikan akan sebahagian kebaikan yang telah anda lakukan serta yang ingin anda lakukan di kediaman kita ini, Cuma permasalahan timbul di atas cara tindakan anda semua, contoh:-

Kolam Renang

Anda menafikan hak pembeli tanpa memangil untuk berbincang dangan pembeli lain sebelum melakukan tindakan mengosongkan air di kolam renang, saya percaya anda mempunyai alasan tersendiri untuk melakukannya, notis di tampal di papan kenyataan saya pasti, tetapi memangil pembeli lain untuk melakukan perbincangan saya pasti anda tidak melakukannya, siapa yang memiliki kolam renang tersebut? Anda ahli JMB? Pasti jawapanya kita semua pembeli, salahkan anda berbincang terlebih dahulu sebelum melakukannya.

Sudah anda fikir kos yang harus di bayar dengan tindakan anda itu? Anda mempunyai jawapan tersendiri, berapa gallon air harus di gunakan untuk memenuhi semula kolam tersebut, berapa RM air segallon? Sudah anda kira? Siapa yang membayar semua itu? Mungkin tindakan anda betul dengan apa alasan sekali pon, tetapi berbincanglah dahulu sebelum melakukannya. Bincang akan kesan serta kos sebelum melakukan tindakan anda.

Mencantas Pokok

Sekali lagi anda dengan alasan tersendiri anda melakukan tindakan yang saya rasakan melulu tanpa berbincang terlebih dahulu dengan penduduk, berbalik kepada ayat saya terdahulu, segala landskap serta kemudahan di persekitaran kita milik semua pembeli. Anda bukan tinggal di banglow di Tropicana Damansara atau di Pines Golf & Country Club di Charllote NC, yang membolehkan anda menebang pokok di halaman rumah anda sesuka hati anda tanpa perlu berbincang dengan orang lain, anda tinggal dan hidup di satu kawasan berpagar yang yang mana kemudahannya untuk semua, jadi panggilah untuk berbincang terlebih dahulu. Salah dan susah kah untuk memangil berbincang?

Ada penduduk yang yang sayangkan kehijauan di sini, membeli unit di sini dengan alasan kehijauan itu, sudah pasti perasaan marah akan timbul bila anda menghapuskan kehijauan itu. Andai apa juga alasan anda melakukan sesuatu perkara itu berbincangalah terlebih dahulu dengan penduduk.

Harus di ingat sekali lagi kepada anda semua, anda menguruskan satu organasasi yang bukan mencari keuntungan, anda menguruskan satu organasasi yang memfokus kepada keselesaan penduduk termasuk anda sendiri sebagai pembeli merangkap ahli JMB, janganlah di sebabkan 2-3 orang ahli JMB yang bersetuju menambil tindakan dan anda terus menafikan hak kami yang lain sebagai pembeli di kediaman ini.

Sebahagian daripada penduduk tidak begitu selesa dengan 1-2 orang yang di tugaskan untuk menguruskan pejabat pentabdiran serta pengurusan bangunan, samada di lantik secara sah atau tidak hanya ahli JMB yang mengetahui, secara jujurnya saya sendiri tidak begitu selesa dengan kakitangan pejabat, ketidakselesaan ini menyebabkan saya gagal untuk membuat pembayaran penyelengaraan secara tunai di pejabat, tetapi saya masih membayar dengan memasukkan tunai di kaunter CIMB. Perlukah ahli JMB menyimpan pekerja pekerja yang menyebabkan wujud situasi begini, susahkan untuk mengambil pekerja baru yang mempunyai sikap menghormati orang lain?? Saya berharap pada masa akan datang tidak ada lagi pekerja pekerja yang tiada rasa hormat pada orang lain duduk di kerusi di pejabat kita.

Janganlah di sebabkan 2-3 orang yang menguruskan kediaman ini mengikut hati dan naluri meraka , kita terus hilang rasa hormat sesama jiran yang telah dibina sekian lama, ingatlah pergaduhan bukan jalan penyelesaian, perbincangan adalah cara terbaik menyelesaikan masalah.

Birthday Surprise

Last week, residents Yana and Laila threw a surprise birthday party for their husbands; Onn and Asri who turned a year older and more mature respectively on 13 January. Both Onn and Asri were left speechless to find the living room of resident Yazid's office filled with family members and friends.

Despite it being a weekday, the party which started at 8.00pm only ended over 5 hours later as guests had abundance of good food and great laughs. The evening went off so well with guests being entertained by street musicians who serenaded some old numbers to their delight.

And now in great Sinaran Ukay tradition, planning is under way for next month's birthday celebration. Azhar & Alfie, watch out - you are next!!

Residents of Sinaran Ukay are simply searching for an excuse to gather the neighbours and share a feast.

Last Sunday residents Yazid and Fazu celebrated their daughters' birthday by the pool. Both daughters Sara and Lia's birthdays coincidently fell on the 1st of January.

In the meantime, the grown-ups have to eat (not necessarily the cup cakes) and the most logical thing to do is to go out and buy more fresh chicken to marinate and of course BBQ for the evening.

Better watch that cholesterol level, otherwise get onto the thread-mill !

I am a big fan of Hugh Fearnley- Whittingstall. Admittedly he is not a celebrity with much fame, but his effort and ideology had endorsed him a celebrated man in the mind of some. He is more famously known as the man behind The River Cottage, The Chicken Run and best of all - The Landshare project.

In my humble opinion, the Landshare project is something Sinaran Ukay as a community can emulate as it is both environmental friendly and fun at the same time. The objective of this project is a balancing act for people to plant their own food but possess no land and for people who owns excess land. During summer time in UK, it is a family project where all members of the family will clear the land, plough and seed the soil, water and fertilize it regularly, nurture and finally harvest the herbs / vegetables!

Compared to the Landshare project in UK, we have an advantage because idle land within Sinaran Ukay compound is sufficient for us to kickstart this project without enlisting allocation of lands from authorities or sponsors. We are also blessed with summer season all year round. Therefore we can concentrate on the operational part, proposed as followings:

Identify idle land within Sinaran Ukay that is suitable for this project; i.e. for planting vegetable or herbs, etc. Ideally not on a slope where no man nor woman can access.
Allocate the idle land into small pieces of allotment, with the approval of the condo management, of course.
Enlist families who are interested in this project. They will be subsequently known as GROWER.
Set up a sub committee to oversee that allotments are being assigned in a fair manner, preferably by drawing lots among the growers.
Communicate the guideline of this project to the growers; if necessary a small deposit can be collected in anticipation when the grower desert his allotment halfway, and therefore require extra help to clear his land.
Each grower is responsible for his / her own allotment; i.e. what to plant, when to water & fertilize, the type of tools & equipments required, etc. However, I recommend a clear guideline on the type of plant allowed, for example, we do not want to plant cactus because it may obscure others or could even be dangerous to young children.
The recommended plant types are either vegetables or herbs.

Good bye 2009 hello 2010

On Thursday, December 31st the little area around the BBQ pit was fast becoming a 'tropical' garden transformed by some residents of Sinaran Ukay, in time to usher in the fast approaching new year.

After many nights of planning and discussions, the time has arrived to greet 2010.

The evening started off with a welcoming speech by resident Capt. Nasa calling the residents to abstain from anything that might spoil the 'mood' of the evening.

1. no bickering about your neighbors

2. no mention of the Joint Management Committee

3. and no 'break wind' to pollute the environment.

Once the sizzling hot BBQ steak, chicken and lamb were served onto our plates, a 'doa' was recited by resident Tuan Haji Bakri thanking 'Allah Al-mighty' on the 'rezeki', the peace and harmony bestowed upon the residents of Sinaran Ukay.

Thanks to resident Yazid, we were pleasantly surprised by the appearance of a 3 piece band of buskers serenading us with songs from the past and present 'sing-a-longs' that made us want to stand up and 'boogie'.

In line with the 'TROPICAL" theme agreed by everyone, the most favored dressed male for the night was unanimously won by resident Jamal and Zila as the most favored dressed female.

Special thanks to Stella for conducting the quiz that challenges the 'kids' in all of us. It brought new meaning to the program 'I am not smarter than a fifth grader'.

As for the kids, they had a field of a time solving puzzles and played games that were painstakingly prepared by the non-exhaustive game-master Fazu.

Of course no social gathering would be complete without the exchange of gifts among caring friends who as neighbors are the nearest 'family' to rely upon in times of need.

As usual the 'countdown' to the new year has enabled us to witness from a 'bird's eye view' the colourful fireworks brightening the KL skyline, a privilege that we have come to enjoy since the last decade from the very comforts of our home here among the hills of Bukit Antarabangsa.

Lastly many thanks to everyone especially Capt. Nasa, Yam & family, Aziz, Zila & family, Yazid, Fazu & family, Jamal & family, Zam & family, Darif & family, Tuan Hj Bakri & family, Shai & Stella, Alfie, Aishah Diva & family, Asri, Laila & family, Onn & family, Dadzie & family, Mansur, Tuty & family, Azhar, and also to those whose names were inadvertently left out (you know who you are) for making this event a roaring success and hopefully by next year the friendship expands much further to the remaining residents of Sinaran Ukay.

Here is to the next decade of friendship ... till 2020, be kind to your neighbors .

I get introduced to the meaning of effective communication in my line of work. While effective communication has become a salary-earning tool and being practiced far & wide in the domain of the office, we may sometimes forget to practice good & effective communication among our friends & family.

A large part of the problem to good & effective communication is that many of us are personally identified with their own opinion. When we discover that someone else’s opinion is different from ours, we may personally feel challenged, as if you are questioning our intelligence or character. As such, I always make it a point to recite the old adage: “opinion is like a**hole, everyone has one” to remind myself that while we are promoting our own opinion (a**hole), we should kindly note that the other person is entitled to his/hers.

For the moment, some of my friends suggest that “the lesser you speak, the lesser the mistake you make”. It is true that we are not keen to hear your opinion, especially about your kids or your pets or your favorite TV program. However like what all communication Gurus will tell you, communication is 2 ways. Therefore it is pertinent to speak your mind and give response appropriately. One of my favorite quotes by Edmund Burke will gladly point out that there are consequences when your opinion is due but you are not giving one.

Are you communicating ? Part 2

As human being, we were taught to be polite and mind our manners when we were young. But do we actually carry these values with us when we grow older. This prompts me to wonder about this incident when I bumped into a stranger in the elevator, where he is trying to “hold” the lift for his friend, literally. I felt that in this situation, a simple few words would explain his needs, and therefore spare the waiting crowd (actually it was just me) precious braincells puzzling over what-is-going-on. Yet, there was no communication and we waited a whole 5 minutes until his friend showed up in a fashionable I-didn’t-know-someone-else-is-waiting manner. Seriously, can’t this be communicated through a few words by either party?

If you are in the customer service or sales line of work, you will definitely be familiar with the effect of communicating through your tone of voice. While I am not a firm believer that you act cute (of which I am guilty of sometimes) to appease who you are speaking to, I do encourage we all tone down a little. If you don’t believe the effect, try this (at home only).

Say the following to your partner, one day in a harsh tone and another day in a gentle tone, watch the effects. Need I say more?

“What are you doing?”

Having said all the above, I personally find that communication is at the very least a singular reflection of WHO you are and the VALUES you represent. On the bigger context, it also speaks volume of your culture & upbringing as well as your societal background.

So, it is not too late to begin improving our communication skill. I hope you will join me to include this as one of your 2010 New Year’s Resolution. Happy New Year!

Living in our capital, Kuala Lumpur; while one can enjoy the sophistication & modernization of the city, it is inevitable to find oneself living among people, most of the time in close proximity. Though it is generally accepted that everyone is unique, the insensitive nature of some people living among us can pose a challenge to maintain harmony among neighbors.

Neighbor, according to the definition of Oxford Dictionary, means: “Dweller next door, near, same street or same village.”

It is as such paramount for folks living in the same vicinity (i.e. Sinaran Ukay Condo) to maintain a harmonious and peaceful living condition, more importantly be a responsible & sensible neighbor in all aspect.

For instance, if you're going to have a massive renovation, talk to your neighbor. While it's not required, you may find that your neighbor will be more understanding towards the noise & dirt from the renovation therefore less likely to complain. Get the drift?

Anyway, here’re a few tips to being a good neighbor:

1. Maintain the area around your home so that it's neat and clean.

2. Be conscientious about noises that might disturb your neighbors, such as vacuum cleaners, music, loud talk / argument and parties.

3. End parties at a reasonable hour. While you're at it, invite your neighbors to come, too.

4. Respect your neighbor's privacy.

5. Learn from neighbors with cultural backgrounds different from your own.

6. Invite your neighbor over for a leisurely cup of coffee to discuss any problems you may have, or to share any good news.

While one may consider oneself as good neighbors, here is a checklist to see if you really are:

1. Have you become familiar to the tone of your neighbor before & immediately after you move in?

E.g.: Is your neighbor educated and humble people? Or are they closet millionaire who owns bungalows elsewhere but choose to stay in an unpretentious apartment?

2. Are you overreaching?

Consider checking with some of your neighbors regarding your viewpoint of certain people. E.g. Is a certain neighbor really an evil person? Or is it just rumors created & circulated by few self serving people?

3. Do you remember your Ps & Qs (Please and Thank You)?

Basic manners are not the order of the day, but it goes a long way especially if you are new in the neighborhood or trying to get information. Of course this will not be necessary if you are a millionaire with lots of bungalows elsewhere but choose to stay in an unpretentious apartment.

4. Have you tried communication?

In the unfortunate event when a problem arises between you & your neighbor, always try to communicate with your neighbor directly & politely. This is always the better solution. Though some of the less sensible neighbors will react in a hostile manner, but this put you in a better position.

Lastly, in the least desired case when a hostile situation had built up and became confrontational, it is always advisable to get help. If the neighbor problem persists, it may be necessary to file a formal complaint to the authorities or get advice from a lawyer. This I hope shall not happen in Sinaran Ukay Condo.

On November 29, residents Yazid & Fazu, neighbours Naserudin, Onn, Jamal, Tuty, Mansur, Intan, Shahril, Diana and their families paid a visit to Rumah Solehah in Cheras.

It is 'home' to about 25 people where 11-13 kids aged between 3-16 year olds are HIV positive (including a couple of single mothers). The home (sponsored by Standard Chartered) is being cared for by its founder 'Kak Wan'.

Not only did they brought food specially cooked by resident Onn of 'Sajian Belanga' but also joy, love and laughter. As explained by resident Tuty, ..."Honestly the kids only wanted attention and they even sang a few songs for us ".

Initiators Yazid & Fazu with fellow compassionate residents of Sinaran Ukay are planning a BBQ party the next time they visit the kids.

You would have noticed that the visual pollution around bukit antarabangsa has been reduced to bits due to the timely invasion of the authorities. Hopefully, they would do the same to the old abandoned buildings and put a stop to the clearing of the jungles in the name of development.

What initially started as high-tea continued till dinner and eventually ended as late supper. The overwhelming pot-luck contribution by the residents seems more than enough to last till tomorrow morning's breakfast.

Seriously, some folks get to 'tapau' back as there were abundance of good food from 'curry kepala ikan' mee rebus, agar-agar, kerepek, pudding, bananas, rojak etc. all very much 'home-made'.

KOSMO! (Tuesday 24 November 2009) exposed the ugliness of flats and condominiums - both public and private, which prevail in and around Klang Valley due to the irresponsible parties entrusted as caretaker of these premises. The article struck a strong cord with me as the owner of one of the units here in Sinaran Ukay Condominium.

Over the years I observed a steady deterioration of the building's external coating - moss growth, peeling of paint and discolourisation, making our beautiful condominium such an eyesore. I clinch everytime I see the building as I make my way up Bukit Utama.

Isn't there anything the JMB and residents could do to arrest this problem ?

The shoot that is struggling out from this tree stump has given a reincarnated hope for its survival in this world.

For whatever it was worth, the unexplainable act of chopping of trees within the compounds of Sinaran Ukay is in no way discourages anyone from planting more green in Bukit Antarabangsa.

In conjunction with the newly formed committee of the JMB, the residents should organise an event on a beautiful Sunday morning by planting young samplings in a designated area of the compound and aptly call the campaign 'Turning a New Leaf'. ;-)

Akta Bangunan dan Harta Bersama (Penyenggaraan & Pengurusan Bangunan) 2007 (Akta 663) yang berkuatkuasa pada 12 April 2007 telah mewajibkan semua pemaju untuk menubuhkan Badan Pengurusan Bersama atau Joint Management Body (JMB) di semua bangunan bertingkat yang tertakluk di bawah Akta Hakmilik Strata. PKNS sebagai pemaju akan menubuhkan JMB di Apartmen/Pangsapuri/Rumah Pangsa Kediaman Tuan/Puan.

SOALAN 1: Apakah Badan Pengurusan Bersama atau Joint Management Body (JMB)?
JAWAPAN 1: Badan Pengurusan Bersama atau Joint Management Body (JMB) ialah satu jawatankuasa yang dianggotai dan ditadbir oleh Pemilik Petak/Penduduk dalam mengurus dan menyenggara bangunan. JMB diwajibkan di semua bangunan bertingkat yang tertakluk di bawah hakmilik strata.

SOALAN 2: Kenapa perlunya JMB?
JAWAPAN 2: Penubuhan JMB adalah perlu selaras dengan Akta 663 yang mewajibkan Pemaju untuk menubuhkannya sehingga hakmilik strata dikeluarkan dan Perbadanan Pengurusan ditubuhkan.

SOALAN 3: Bilakah Penubuhan JMB dikuatkuasakan?

SOALAN 5: Siapakah Ahli-ahli JMB dan berapakah bilangan ahli-ahlinya?
JAWAPAN 5: Ahli-ahli JMB atau dikenali sebagai Jawatankuasa Pengurusan Bersama (JMC) terdiri daripada Pembeli dan Pemaju. Bilangan Pembeli mestilah tidak kurang dari 5 orang dan tidak lebih daripada 12 orang. Senarai ahli JMC ialah Pengerusi, Setiausaha, Bendahari, Ahli Jawatankuasa sementara 1 wakil dari Pemaju.

SOALAN 6: Berapa lama tempoh jawatan tersebut?
JAWAPAN 6: Ahli JMC memegang jawatan tidak melebihi 3 tahun atau sehingga pembubaran JMB.

SOALAN 7: Bagaimana Ahli JMC dipilih?
JAWAPAN 7: Perlantikan ahli JMC diadakan pada Mesyuarat Pertama secara undian tangan. Urusan mengadakan mesyuarat tersebut akan dikendalikan oleh Pemaju dengan memberi notis bertulis 14 hari kepada Pemilik Petak/Penduduk dari tarikh mesyuarat yang dijangka akan diadakan.

SOALAN 8: Siapakah yang layak mengundi?
JAWAPAN 8: Pemilik Petak/Penduduk yang tidak mempunyai tunggakan sahaja layak untuk mengundi.

SOALAN 9: Bagaimana pula dengan penduduk yang mempunyai tunggakan?
JAWAPAH 9: Penduduk yang mempunyai tunggakan boleh hadir ke mesyuarat tersebut tetapi mereka tidak boleh mengundi.

SOALAN 10: Bagaimana jika Pemilik Petak/Penduduk tidak hadir ke mesyuarat tersebut walaupun layak untuk mengundi?
JAWAPAN 10: Pemilik Petak/Penduduk tersebut boleh mewakilkan kepada orang lain dengan mengisi Borang Proxy dan menghantar borang tersebut kepada Pemaju dalam tempoh 7 hari sebelum tarikh mesyuarat diadakan.

SOALAN 11: Bagaimana jika ada persamaan undi bagi sesuatu resolusi/perkara?
JAWAPAN 11: Pengerusi yang baru dipilih pada mesyuarat tersebut akan membuat keputusan bagi persamaan undi tersebut.

Masjid Bukit Antarabangsa 1st Solat Juma'at

ALHAMDULILLAH

A stone's throw away from Sinaran Ukay Residence, the first Solat Juma'at at Masjid Bukit Antarbangsa was held on Friday the 5th of June 2009 congregated by many Muslim residents of Bukit Antarbangsa. This momentus occasion marks a historic day for all residents who have been waiting patiently for their prestigious and beautiful Masjid.

Also present were the Residents of Sinaran Ukay with their kids who are currently on their 2nd term school holidays which also explains the big turn out for the inaugural Solat Jumaat.

Insya' Allah we can start looking forward for the coming months of Ramadhan and Syawal.

Gotong Royong at Masjid Bukit Antarabangsa

Last month the 25th of May, a gotong royong was held to clean the newly built masjid Bukit Antarbangsa, participated by a number of Sinaran Ukay and its neighbouring residents.

It was a wonderful effort made by everyone in the spirit of neighborliness and generosity.

Again our ever helpful uniformed personels were there to give a much needed helping hand.

Alhamdulillah, .... everything went smoothly and the Masjid is now ready for its 'ummah' to perform their 'ibadah' after waiting patiently for 9 long years amidst various challenges of landslide, funds and political events.

Launch of SlopeWatch

Last Sunday saw the launch of the SlopeWatch Program by the coalition of Bukit Antarabangsa Residents' Association (CoBARA) held at our very own doorsteps.

Project Manager Eriko Motoyama enlightened attendees with a presentation on the concepts of SlopeWatch and the illustrative measures to prevent similar tragedies.

Apart from fostering closer efforts in monitoring slopes, the residents are expected to act as communication channels by providing timely information to their respective residents' association to alert the relevant authorities to act.

There was quite a bit of coverage in both the local print and electronic media it is suffice to say that the launch was a success amidst some minor flaws but the fact remains that -

if you look around you as you drive up bukit antarabangsa, it doesn't take a geologist to see that all the signs are clearly visible.

A brief report on the 7th May JMB meeting

The meeting started at about 9.30 pm and it was enthusiastically attended by a handful of about 20 residents, but the overall atmosphere was one of an active and productive debate.

Everyone had one thing in common and that is to improve further the standard of living in Sinaran Ukay.

Among other things discussed are the availability of the statement of accounts, which will be audited in June, the evaluation of the current security guards, the service fees, parking lots, entrance and exit ways, the tender process in awarding jobs, legal matters and the general well being of the place.

In conclusion, it is common knowledge that the humungous task of running the condominium falls onto the hands of only a couple of people in the management committee even though there are about 7 others who are registered as office bearers. As we all know from history, the appointment was more of a volunteering factor due to the deadline imposed in setting up the JMB.

Nevertheless, moving forward, a few residents were elected and even volunteered upon themselves the responsibilities in improving the current running of the condominium (with the blessings of the JMB) by forming a sub committee made up of the following portfolio.

1. Security - Darif 1-01
2. Maintenance - Yazid 7-10
3. Collection & Revenue - Nicholas 3-04
4. Resident Affair - Dadzie/Cristal
5. Legal Affair - Raymond G-12
6. Social & Event - Asri 1-16
7. Tender Comm - Shafizam 5-05 (Panels consist of all sub comm
leaders)
8. Parking & Strata title - Adhoc Comm

There are others like Jamal, Nasaruddin, Aziz etc who have volunteered to assist in the respective committee and there is still a need for more residents to come forward to be part of this task force.

Tentatively, a presentation by each committee will be made on the 16th May 2009.

1. Streamyx already installed but there willl be a delay for wifi connection . as soonest its activated will be notified.

2. Bio carbon Multi media filter to improve water quality is underway. This will be installed at JBA source or inlet to filter water before being supplied to collection tank.

3. Roof improvement work for club house and residence building will carried before Building Painting work

If the collection of old debts were to be recovered to certain extent within 2-3 months. This depends on available fund. The colour of the Roof will be in Maroon or Dark Brown to conceal rust marks if any in future.

4. Parking shade and road resurface will be carried out in stages.

Other annoucements :-

1. Yoga class is conducted at squash court every tuesday morning 9am for a fee.

2. Swimming class to be conducted by Atlantis Pool for a feee, opento residence and outsiders. Monday , Wednesday, Friday and Saturday : 5:00pm to 7:00pm , sunday 9:00am to 7:00pm. Fee - Junior class RM250-00, Senior class RM280-00 and registration RM50-00.

The activity organisers will contribute some token of income to building fund accordingly.

Any one with other activities may propose as we could keep the area lively. This will attract more people to stay or make known of Sinaran Ukay.

I am sure that such event will be planned very soon and hoping a bigger turnout, in our ultimate hope to bring all the SUK Residents together for a good evening of food and laughter while enhancing our neighbourly friendship.

On the more serious front I hope the management can update us with the Cleaning of The Water Tank Program. I think the water quality is getting very bad and we have made the appropriate decision collectively at the last Resident's meeting.

Krish, please let us know the situation and the tank rectification plan before someone fall sick.

Last night we had a meeting on the above, and found out that responds from confirmed participants were overwhelming.

Food, games, kids activities were among other things discussed.

Watch out for this space as we will update the latest very soon once we finalised some matters.

Nazarudin, Dahili, Azhar, Lan, Dadzie, Krish, Asri, Jamal and Yazid were present to fulfilled a quorum.

An unexpected visitor popped in or rather popped out of the aquarium to join the meeting. Eventually Mr. Prawn was ushered back into his home complete with snapping claws with Mr Cat looking anxiously from a distance.

The meeting ended at 3 am with of course on a totally different topic. At that time there were 5 of us left laughing away through the night, no thanks to Azhar's hilarious antics.

BBQ pre-meeting

Last Sunday a meeting was held among the residents (including representatives from JMC) with regards to the BBQ party planned in conjunction to this year's Chinese New Year Celebrations.

Among other things discussed were the food & drinks, financials and supporting activities planned during the celebration. Long time resident Nazarudin has taken upon himself to be the Royal Executive Chef for the night volunteering to shop, marinate, prepare and cook for all residents with assistance from Azhar, Jamal, and Zam.

Dadzie will be concocting the drinks for the night including other dishes like mee hoon etc.

For tit-bits Zam will be donating Keropok since MU is now top of the table. :-(

During the meeting, goreng pisang, kropok lekor and cucuk ubi was donated kindly by Nazarudin and Yam. (the only thing missing was Teh Tarik- tercekek)

Tentatively, activities for the night will be Camping Nite out for the kids (and the young at heart) - courtesy of Nazarudin & Aziz, big screen projection & sound system (Asri) and possibly even a karaoke by another resident (apologies name not known at the moment).

JMC president Krish and Committee member Dahili were present to support the needs of the event especially the use of the premises and facilities. Overall turn out by the residents was very encouraging indeed.

The official notice from JMC will be out soon, stay tuned for further development.

For those who were unable to make it for the meeting, no worries there will be another one very soon.

Family trip of a Fellow Resident

The following is a memorable account by resident Aziz on his recent holiday trip up North with fellow resident Nasarudin. Kudos on your effort in sharing the experience with all of us. Enjoy !

Family trip is one good way to enhance bonding between family members and neighbors. During the last December school holidays, Nazaruddin (Unit 4.12) and myself (Aziz 2.13) took our families to Penang and Cameron Highlands. I would like to share some of those moments with residents of Sinaran Ukay – may be next time, more residents could join in for similar family trips.

Lunch at the famous Ipoh Nasi Kandar

Dinner at a Batu Ferringhi Food Court

The following day (16/12/2008) we have a great breakfast with Kueteow soup and mee udang at no other than Sifu Omar (ask Asri about this place)

Then another breakfast at Transfer Lane roti canai and special Penang toasted bread with eggs on top

No lunch for today as we had enough to last us the whole day ! Then we headed to Gurney Plaza for some shopping and stop by at Starbucks for a drink

After Gurney Plaza, we took a breather and drove back to our accommodation in Batu Ferringhi but not before we sampled the famous Laksa Penang along the way. That night, we took a drive down south to Batu Maung via the long and winding Balik Pulau road, where we had a very sumptuous dinner.

On Wednesday 17/12/2008, we checked out and proceeded to Cameron Highlands, but not before we had another Nasi Kandar lunch in Ipoh. The drive to CH was via Simpang Pulai. We stopped at Green View for a drink and enjoyed the nice, cool air.

Then we checked in at a private bungalow

That afternoon, we felt like being British and had our English tea complete with scones at Bala’s Chalet

The weather was cold and we forgot to take dinner pictures at Tanah Rata. The food was good though.

The following day (18/12/2008) we had our breakfast at the same place, after which we headed for home. Along the way we stopped at Lakeside to buy some vegetables and souvenirs.

All-in-all it’s a fun trip.

Our Social Convenor may want to look at similar family trips if residents are receptive to the idea. It could be a picnic at Port Dickson, lunch in Bagan Lallang or weekend in Genting.

Activities for 2009

Based on the mini poll conducted earlier last month here are basically the results. There were other additional suggestions but in summary, the type of events the majority would like to see are mostly Social Gatherings in the likes of 'makan-makan'. Top on the list are 'Garage Sale' and outdoor movies and we appeal to those who would like to be involved in organising this to come forward.

Question - 'Where do we go from here?' Do we need a protem committee, do we need a task force or do we just proceed as we go along. There are dedicated residents who will go ahead with plans that have been done annually. Hopefully with the proper communication channels in place we can this time have a bigger team support.

Here are other interesting ideas & suggestions that were brought forward by some resourceful residents.

1. Wi-Fi - connection around the cafe area. ( Management or residents to foot the bill not decided)

2. GRAFFITI WALL - Residents especially children are encouraged to participate in leaving their 'mark' as a form of saying 'I live or have lived' here in Sinaran Ukay. ( Tall wall below the management office)

3. VEGETABLE GARDEN - Encourage we plant vegetables like Serai, Pandan, Chili, kunyit etc. for simple basic needs. ( Plot near car wash).

4. MESSAGE BOARD - A dedicated message board to complement the Blog. (Near the Lift Entrance)

5. CAR POOL - Organise a car pool either for office or even for our school going children.

6. TAXI SERVICE - We have at the moment a resident Abang Shukri who is willing to provide the service at anytime you require.

7. CLASSES - We have among us residents who are Professional Dancers, IT experts, Designers etc. It would be good if they can dedicate some time to teach the residents. Back to school anyone ?

8. MERCHANDISE - A line of t-shirt, caps, stickers or anything related to Sinaran Ukay.

Finally, We need able bodied men and women to particpate and activate these noble and ambitious plans for the benefit of us residents of Sinaran Ukay.

Your contribution in whatever way small or big will be highly appreciated.

We will kick off this year with a BBQ on the 7th of February in conjunction with the Chinese New Year. This will hopefully provide us with a platform to discuss on the logistics and designated role for those who are able to contribute in the various activities mentioned.
