SURe Baqau

It all started with someone's suggestion of having a small BBQ session among 4-5 families. For a nominal fee of rm 20 per head, you can enjoy beef, lamb, chicken, spaghetti and of course in the company of good neighbourly conversation. Word spread quickly and we eventually ended up serving more than 5o residents.

SURe Got Talent

The first call for entry received lukewarm response from the residents. Only two young participants registered and unfortunately it did not make enough quorum to form a band. Since this is the first of four sessions it is expected that it will take a while before we gather momentum. Nevertheless we will continue to search for young participants to form a band for SURe.

The next session will be announced soon.

Maintenance of Lifts

A very important ritual in our everyday lives is the use of the lift. It has been more than 15 years since the lifts were first installed and so far no major issues has been reported on its performance until lately.

There were reported cases of residents being trapped in lifts and cases of jammed lifts due to overloading, even though regular maintenance were carried out diligently.

It was found that there were some major parts of the lifts that due to its wear and tear needed to be replaced as soon as possible to function as smoothly as it should.

The JMB has requested all residents to expedite all payment of outstanding fees and acquire the necessary funds to carry out these crucial efforts.

Your cooperation in this matter is highly appreciated for the safety of everyone in Sinaran Ukay Residence.


Insufficient Funds

It could be due to the Hari Raya expenses that residents were believed to have prioritized their expenditure towards 'Balik Kampung, Baju Raya, etc and hence neglected their commitment of paying this month's  maintenance fee .

Record showed (at the time of writing) that the maintenance fee received this month was only half of the required amount needed to upkeep the running of this condominium.

Let us hope all residents do their part in fulfilling their commitment in making Sinaran Ukay a much better place to Live in.

A reminder (with a list of those who have yet to pay their maintenance fee) has been sent to each and every home.

SURe Got Talent


CALL FOR ENTRY .

Do you think your child has what it takes to be 'discovered' ? 

Then come and join the audition to form the first Music Band for SURe (Sinaran Ukay Residence) * terms & conditions applied .You may even appear on SURe TV and be broadcasted throughout the world (courtesy of YouTube) and be discovered like YUNA ; )

Starting from Saturday the 22nd September we will be conducting an audition to pick at least 4-5  young hopefuls to be trained for free for 3 weekends with a chance to perform on the 4th weekend right here in Sinaran Ukay Residence. Instruments will be provided.

We are also looking for experienced musicians to help the current volunteers to teach these young hopefuls.

Ucapan Ribuan Terima Kasih atas Sumbangan Anda




Majlis Berbuka Puasa bersama penduduk Sinaran Ukay Residence (SURe) sambil beramal bersama pelajar-pelajar Tahfiz telah berjaya di laksanakan dengan kehadiran lebih kurang 120 orang penduduk termasuk 8 pelajar dan seorang Ustaz. 

Majlis bermula dengan ucapan Penerusi JMB di ikuti dengan bacaan doa oleh Ustaz Zaki sebelum  para hadirin menjamu selera hidangan berbagai jenis kueh mueh, satay, bubur dan sebagai nya.

Terdapat ramai muka-muka baru dari penduduk SURe yang terdiri dari anak-anak muda dan kanak-kanak serta berberapa muka lama termasuk lah yang bukan Islam.

Sembahyang Maghrib telah pun di imamkan oleh Ustaz Zaki sebelum majlis menjamu selera di teruskan sehingga masuk nya Waktu Isya .

Alhamdulillah, Solat Isya' dan Sunat Tarawikh pun dapat di sempurnakan di bilik mesyuarat yang menjadi 'surau' sementara pada malam tersebut. 

Majlis di akhiri dengan penyampaian kutipan derma dari penduduk-penduduk SURe dan sumbangan JMB yang berjumlah lebih kurang rm 1200. 

Kepada para dermawan kami ucapkan ribuan terima kasih, semoga Allah melipat gandakan pahala dan membukakan pintu rezeki yang seluas-luasnya, AMIN.

UFO in SURe

UNIDENTIFIED FLYING OBJECTS have been landing continously onto the grounds of Sinaran Ukay Residence in the past 3 weeks missing cars and passersby by inches.

These incidents happened at a very specific location, on the far end of block B near the 2nd Gate of the Rear Exit. The source to be more specific could be from one of the end units numbered  x.16.

Efforts have been made to monitor and apprehend the culprit, but as of now no sightings have been identified to lead towards the source or launching pad of these UFOs.

There are theories that it could be the work of juveniles or even ' foreign aliens ' living within the premises of Sinaran Ukay Residence.

To all residence kindly be on the alert !

CAUTION : Do not call the MEN IN BLACK , just call the office .

SURe Gotong Royong for 2012


ON THE 15th of JULY 2012, A GROUP OF RESIDENTS FROM SINARAN UKAY RESIDENCE (SURe) BUKIT ANTARABANGSA, SELANGOR, GOT TOGETHER AND DID THE UNEXPECTED. 

THEY PAINTED THEIR CONDOMINIUM .. OR AT THE LEAST PART OF THEIR HOME.

THEY DROPPED ALL OBSTACLES, ESPECIALLY THEIR EGOS GRABBED THEMSELVES SOME BRUSHES AND STARTED PAINTING.

HEADED BY THE BUREAU OF BUILDING MANAGEMENT, RESIDENT ARCHITECT MR AZZAIDY ASSISTED BY EVENT BUREAU MR EFFENDY, YOUNG , OLD, VETERAN AND NEW RESIDENTS JOINED IN AND HAD SOME FUN PAINTING THE BUILDING ‘BLACK’ !

IT WAS ALL  VERY WELL WORTH IT EVEN THOUGH PRETTY EXHAUSTING ( EXPECTED A 4 HOUR EVENT, ENDED WITH AN ADDITIONAL 4 HOURS ) THE SPIRIT OF ‘GOTONG ROYONG’ DROVE US TILL THE END OF OUR MISSION.

DO REST ASSURED THAT WE SHALL CONTINUE WITH FUTURE PLANS AND ENSURE THAT EVERYONE HAS AN OPPORTUNITY TO CONTRIBUTE THEIR TIME AND EFFORTS IN MAKING SURe OUR HOME ...’ a better standard of Living ‘

Warga Kreatif Sinaran Ukay ternyata menyerlah setelah terdapat sebuah kenderaan yang unik di tunggangi oleh tuan empunya yang meronda sakan di perkarangan Sinaran Ukay Residence pada hari Ahad yang indah ini.

'Ia adalah satu 'cross breed' di antara motosikal lama saya dengan basikal anak saya yang telah saya ubah suai di bengkel besi saya beberapa bulan yang lalu.' Berikut ada lah kenyataan yang di beri oleh 'engineer/designer/tukang besi/ warga SURe yang bernama Yazid.

Untuk keterangan selanjut nya boleh lah anda menghubungi nya terus.  Mana lah tahu sekiranya anda berniat untuk mengubah-suai skateboard anda menjadi sebuah kereta kebal atau skuter menjadi traktor boleh lah berbincang dengan saudara Yazid.

Tidak berapa lama lagi penduduk Islam Sinaran Ukay berserta umat-umat Islam di seluruh dunia akan mula berpuasa di Bulan Ramadhan al-Mubarak. 

Jesteru itu segala persiapan wajar di lakukan bagi meningkatkan lagi nilai puasa dengan membersihkan jiwa dan raga serta di galakkan untuk membersihkan kawasan di dalam dan di luar rumah yang berkemungkinan dipenuhi lalang dan sampah sarap. 

Semoga Syaaban yang pergi dan Ramadan yang bakal menjelang tiba dapat menghimpun seberapa banyak kurnia dan anugerah yang khusus di sediakan pada bulan yang Mubarak itu. Insya'Allah.

Changing of the GUARD

To further improve the security of Sinaran Ukay Residence, the JMB has decided to terminate the former Security Company and decided to appoint a new one. After undergoing a few interviews the JMB have unanimously decided to appoint Global Force Security as the company who will ensure the safety and well being of the residents from now onwards.

The criteria is very simply, the security guards need to be 'Friendly yet Firm'.

IMPORTANT & URGENT ANNOUNCEMENT

There is an urgent need for the management of Sinaran Ukay Residence to take the necessary steps to seek the cooperation of every resident to ensure that the monthly service fee is promptly paid up.

The total  amount outstanding over the years is astonishingly huge and unfortunately from the records of last month's collection the trend has not been improving.

With the consent of the Pesuruhjaya Bangunan (COB) Menara MPAJ, the management has decided to embark on a campaign to recover and encourage a healthy cash flow to efficiently manage and maintain the everyday affairs of the condominium.

The first step is to implement the denial entry of access card for those who have yet to settle their outstanding service fee, water bills, insurance and cukai tanah for the period of at least JANUARI 2012 to MAY 2012.

The management has created a few schemes to make it easier for residents to settle payment. More information can be obtained by writing, calling or dropping by the management office.

1st Residents Gathering for 2012

Today marks a historic event when the 1st gathering of residents were held at the club house organized by the newly elected members of the Joint Management Committee 2012.

After taking over the administration since 70 days ago, the committee headed by En Adi Satria shared with the residents various issues and challenges inherited from the past administration and laid out a strategic roadmap to resolve and improve the best way possible in upholding the vision of transforming Sinaran Ukay Residence into a ' better standard of living ' for everyone.

For an event of this nature, the responds has been very encouraging as witnessed by the presence of many new faces wanting to get to know better their neighbors and seeking for a better understanding of the hope and aspiration of this place called ' HOME '.

The organizing committee would like to Thank everyone who took time off from their precious weekend to attend this special occasion and making it a resounding success.

Special thanks goes out to the steering committee of En Adi Satria, En Aziz, En Alfie, En Effendi, En Asri Ahmad, En Azaiddy, Puan Tuty, Puan Aishah Diva, En Yazid and Puan Fazu, En Mansur, En Azhar serta semua yang telah bertungkus lumus untuk menjayakan majlis ini.

Monthly maintenance Fee



The biggest challenge faced by the new Joint Management Committee is -
Collection for the Monthly Service Fee from each and every resident of this condominium.

It is estimated that only 25% of residents are committed to make prompt payment for their monthly Service fee. The substantial amount which is long overdue is beginning to take its toll with the monthly cost in running this condominium far exceeded the amount collected. Even basic amenities like water and waste management services are incurring debts which may one day run the risk of being terminated or temporary disrupted until payments are duly made.

It is the hope of every service paying residents, be able to enjoy whatever that is worth in a condo-living lifestyle, all its conveniences and facilities being served right at your very own doorstep.

Unfortunately, that is not the case with Sinaran Ukay Residence.

The condominium itself is already more than a decade old, and with it comes wear and tear. From the lifts to the fireman's hose and even to the roofing and ceiling structure of the building, all requires upgrading, repair or even total replacement.

All of these long overdue rectification requires money. Now the question is where is it going to come from.

There are residents who themselves are owners and are committed to their monthly dues and there are residents who are merely tenants.

Landlords who are renting to tenants may or may not include the service fee in their monthly rental charges. They may not impose the service fee due to the fear of not making a 'worthwhile' proposition to their prospects. Unfortunately they themselves do not pay the service fee as their monthly payment to the banks are much higher than their rental yield.

There are of course tenants or even owners who simply do not pay their monthly service fee due to a zillion and one reasons.

So what comes next…..

Education, Persuasion or simply Legal Action?

1st JMC meeting for 2012

The 1st  new Joint Management Committee meeting was held on the 14th of March 2012 at 9.30 pm and among other things discussed were : -

Roles and responsibilities of Members of JMC, Appointment of Sub Committees, Financial Standings,  present upkeep of the condominium, 3rd Party contractors, security, outstanding service fees, amenities and facilities, committee portfolios,  immediate and long term plans, objectives and strategies in turning around Sinaran Ukay Kondominium into a place worthy of being called "Home Sweet Home"

The evening started off with the Chairman's welcoming address, followed by a formal introduction by Nurr Property Consultants and ended with a enthusiastic and productive dialogue among the members of the committee.




It was obvious that timing was too short to address every major issue on the agenda and the meeting was adjourned until further notice.

A detailed context of the meeting to follow suit.

Message from The New Chairman




Assalamualaikum dan salam sejahtera kepada para penghuni Sinaran Ukay yang dihormati.
Bagi pihak Badan Pengurusan Kondominium Sinaran Ukay (BPKSU) saya ingin mengucapkan penghargaan atas kepercayaan tuan tuan dan puan puan melantik saya dan ahli jawatankuasa BPKSU yang baru dalam Mesyuarat Agong Ke3 pada hari Sabtu 10 Mac 2012 di Dewan Serbaguna Sinaran Ukay.
Perlantikan kami adalah untuk 2012/2013.
Mesyuarat yang telah berjalan dengan suasana lancar dihadiri oleh pihak Nurr Property Consultant, yang diketuai oleh Tuan Hj Roslan Hussin yang juga bertindak sebagai Pengerusi mesyuarat dan En Muhammad Noor Isman , Ketua Bahagian Pesuruhjaya Bangunan (COB ) MajlisPerbadanan Ampang Jaya.
Isu isu yang berbangkit telah dibincangkan dengan cara yang berhemah dan kami mengiktiraf beberapa isu yang harus ditangani dengan segera.
Pertama ialah, akaun untuk 1November 2009 - 31Disember 2010 masih belum disahkan pengauditannya disebabkan oleh masalah maklumat dalaman yang belum selesai . 
Akaun bagi 2011 juga belum selesai diaudit.
Namun pihak Nurr telah dapat memberi gambaran umum mengenai kedudukan kewangan Sinaran Ukay.
Oleh itu mereka memberi komitment untuk menyelesaikannya dalam masa 3 bulan ini  dimana satu mesyuarat luar biasa (EGM) akan diadakan pada 10 Jun 2012 untuk membentangkan laporannya.
ISU ISU PENTING DAN SEGERA.
Demi kepentingan para penghuni Sinaran Ukay, BPKSU yang baru dilantik akan menumpukan beberapa isu penting pada kadar segera.
1.Yuran semasa dan tertunggak
2. Sekuriti dan keselamatan
3. Keindahan dan kebersihan bangunan dan persekitaran untuk meningkatkan nilai pasaran Sinaran Ukay
4. Semangat hubungan dan interaksi antara para penghuni sebagai komuniti yang aktif
5. Komunikasi dan penyebaran maklumat.
PENGLIBATAN SEMUA DIPERLUKAN
Daripada 157 unit hanya 40 pemilik unit berhak hadir dan mengundi di mesyuarat agung kali ini tetapi hanya 17 yang hadir dan ini sudah cukup korum.
Apakah yang berlaku kepada majoriti penghuni.yang lain?
Namun mereka yang tidak layak mengundi telah dibenarkan hadir dan menyuarakan pendapat dan pandangan mereka .
Apa yang perlu ialah penglibatan semua penghuni. Oleh itu perkara yang pertama ialah mempastikan semua penghuni membayar yuran mereka untuk tahun ini tanpa lengah lagi.
Kita perlu mempastikan setiap bulan dana mencukupi dikutip untuk penyelenggaraan kondominium ini.
Inilah intipati kepada kehidupan di kondominium dan ia adalah syarat yang termaktup dalam undang undang .

TIADA DANA TIADA PERKHIDMATAN
Kami memahami beberapa isu yang dihadapi oleh penghuni di masa lalu yang menyebabkan yuran tertunggak. Perkara ini akan dikaji bersama dan satu skim penyelesaian yang adil dan rasional akan dibentangkan dengan kadar segera.
Sementara itu apa yang perlu sekarang ialah pengkutipan dana untuk tahun ini bagi mempastikan kelancaran dan kesinambungan perkhidmatan.  Pihak kami merayu agar semua penghuni menjalankan tanggunjawab mereka dengan  membayar yuran tahun ini mulai januari dengan segera.

SEKURITI DAN KESELAMATAN
Isu sekuriti dan keselamatan akan ditangani.dengan segera dengan  mengkaji semula keberkesanan sekuriti yang sedia ada.

KEINDAHAN DAN KEBERSIHAN BANGUNAN DAN PERSEKITARAN
Bangunan perlu dicat agar nilai pasaran kita turut meningkat. Untuk itu kita perlu dana dan satu  perancangan bagaimana mengindahkan bangunan kita . Kutip dana? Sumbang cat? Dapatkan sponsor? Tolong beri idea, tuan tuan .Mustahil? Jiran kita Kyoto Garden dah dapat wajah baru berkat sumbangan penghuninya. Kita pun BOLEH!
Sampah sarap, khidmat tukang sapu dll akan ditangani segera. Tong sampah yang tersadai dekat pintu pagar belakang akan dipindahkan dengan segera.
Lainan isu penyelangaraan yang sudah uzur dan tenat akan di tangani, tetapi ini semua memerlukan wang yang bukan sedikit. Oleh itu sumbanglah tanggubgjawab kita bersama dengan membayar yuran

INTERAKSI DAN SEMANGAT KOMUNITI
Jom kita wujudkan semula perjumpaan bulanan , makan makan dan gelak ketawa bersama keluarga.
Kita akan mulakan dengan perjumpaan semua penghuni dengan BPKSU untuk menyampaikan taklimat perancngan kami dengan kadar segera.

KOMUNIKASI
Buangkan yang keruh ambil yang jernih!
Kalau dulu kita tak tahu apa yang berlaku, kini kita akan mula memberi maklumat sebanyak mungkin mengenai polisi, perancangan , dan aktiviti kita.
Dan kita juga mengharapkan idea idea yang bernas dari para penghuni. Secara e mail, melalui surat ke pejabat atau berjumpa terus dengan mana mana ahli BPKSU.
Dan kami akan membentuk jawatankuasa kecil /sub committee yang akan dianggotai oleh para penghuni yang berminat untuk memberi khidmat mereka dengan sukarela dan suka suka serta komitted. (kita tak akan paksa rela kecuali terpaksa! )
Yang penting ialah kita buka satu lembaran baru yang bersinar-sinar  untuk Sinaran Ukay yang kita idamkan!

3rd AGM Sinaran Ukay Kondominium






The 3rd Annual General Meeting was held successfully in Sinaran Ukay Kondominium Multi purpose hall to receive the Management Account and pass the resolution and motion in voting for a new set of committee members for the Joint Management Body (JMB) of Sinaran Ukay Kondominium.

From a total of 157 units only 40 unit owners were eligible to vote upon which only 17 owners were present, good enough to fulfill the quorum needed for an AGM.

However, residents who were not eligible to vote were allowed to attend and voice their opinions.
